Why this site exists

A consumer searching for a Tulsa real estate agent runs into a fairly predictable set of results: paid directories, lead-generation portals, rankings with no named author, sponsored placements, thin national pages built from templates, and agent-produced “top Realtor” lists that do not say who produced them or how.

Those formats are not necessarily dishonest. But they share a structural problem: the reader usually cannot tell who assembled the list, what the assembler gets out of it, or what evidence sits behind any given name.

Facts and opinions are not the same thing

Much of what gets published about real estate agents blends the two together, which is how an unverifiable impression ends up reading like a measurement. This site tries to keep them apart.

A factual claim

“Agent X has 24 publicly reported sales over a stated period, according to Source Y.” This is measurable. It has a period, a source and a number, and a reader can go and check it.

An editorial judgment

“Agent X appears particularly well suited to estate-related transactions.” This is an opinion formed from evidence. It should be labeled as a judgment and the evidence behind it should be visible.

The working rule is simple, and the methodology sets it out in full:

Where our information comes from

Information published here is drawn from sources of varying reliability, and the difference between them matters:

Government and official
Oklahoma Real Estate Commission (licensing), U.S. Census Bureau, City of Tulsa, county assessor and treasurer offices, FEMA flood mapping, school districts and the Oklahoma State Department of Education.
Industry and market
Market statistics compiled from local MLS-derived reporting, published with their reporting period and source, and only where republication is permitted.
Third-party portals
Realtor.com, Zillow, Homes.com and similar consumer platforms.
First-party
Brokerage websites, agent websites and information supplied by an agent about themselves.
Award bodies
Official award and designation organizations, where the awarding body, the year and the category can all be identified.

Those tiers are not interchangeable. Third-party real estate portals can carry incomplete, delayed or inconsistently attributed data, and a profile there may not reflect an agent’s full activity or their current brokerage. First-party claims, including claims an agent makes about their own production, are identified as agent-supplied where they are relied on. A licensing record establishes that a license exists and its status; it does not establish competence.

This site holds no licensed MLS data feed with republication rights at the neighborhood or agent level, which is why no page here publishes area-level or agent-level market statistics. Stating that limit is more useful than publishing a precise-looking number that nothing supports. The methodology covers the full source hierarchy.

Found an error?

Real estate data changes. Brokerages change. Agent profiles change. Market statistics are revised by the organizations that publish them. Some of what is on this site will be wrong at some point, and outside correction is the fastest way to find it.

School information is presented as factual and address-specific, and readers are directed to verify the assigned schools for a particular address with the district, because attendance boundaries are set by the district and change.
