How I Pick the Agents on This List
I am a licensed REALTOR in Tulsa. I work in this market every day. The agents on this list are people I have worked alongside, seen in action on real transactions, and would refer to my own friends and family without hesitation. That is the bar.
There is no editorial team behind this site. No research department. Just me, doing the work and paying attention to who else does it well.
What I Look At
I start with public MLS transaction history. How many deals has this agent closed? Where are they closing? Are they consistent, or did they have one good year and disappear? Transaction data tells you a lot about who is actually active in the market and who is coasting on old momentum.
Then I read client reviews on Google, Zillow, and Realtor.com. Not just the star ratings, but the actual words. Patterns show up fast. Some agents get praised for communication. Some get called out for going dark after the contract is signed. I pay attention to both.
I also factor in my own experience working alongside these agents on deals, at open houses, and through the closing process. You learn a lot about someone when you are on the other side of a negotiation table. And I talk with mortgage brokers, title officers, and other agents in the Tulsa market. The people who work with agents every day know exactly who shows up prepared and who does not.
What I Care About
Neighborhood expertise. Responsiveness. Client satisfaction. Honest pricing. And actually giving a damn. Those are the things that separate a good agent from a great one, and they are the things I weight most heavily when deciding who belongs on this list.
What This List Is Not
This is not a pay-to-play directory. Nobody paid to be here. Nobody can buy their way on. If an agent stops performing, stops returning calls, or stops earning the trust of their clients, they come off the list. Simple as that.
I review and update the rankings annually. The Tulsa market changes, agents change, and this list reflects that.
