Privacy Policy

The short version

Best Realtor Tulsa collects information you choose to provide — when you send a message, request an introduction to a real estate professional, or use the chat assistant. The site currently uses no third-party analytics or advertising scripts and sets no analytics or advertising cookies.

Information you submit for an agent introduction may be shared with the real estate professional or brokerage responding to that request, so they can contact you. It is not shared with anyone else except the service providers named in this policy.

“We” in this policy means Morgan Tipton, who publishes and operates this website. There is no editorial team and no separate data or research department. The about page explains who publishes the site.

Information you provide

Three places on this site collect information, and only what is listed here is requested:

Contact form

Name and email (required); the reason you are writing; optionally a page URL, a supporting source link, and your message.

Request an Introduction

Name and email (required); optionally phone, property or search location, approximate price range, timeline, the kinds of experience that may matter, a specific agent you would like to be introduced to, free-text notes, and whether you consent to text messages.

Chat assistant

Whatever you type into the chat. If you choose to leave your details there, name and email, and optionally phone and a short note about what you are looking for.

Email you send us

If you write to us directly, we have your email address and whatever you put in the message.

Sensitive information is not requested anywhere on this site. We do not ask for Social Security numbers, bank or brokerage account credentials, government identification numbers, passwords, or detailed loan account information, and the forms say so. Please do not send any of that through a web form or the chat. If you do send it, it will be held in the same systems described below, which are not built for it.

We also do not ask about race, color, religion, national origin, sex, disability, familial status, household composition or immigration status, and we do not use that kind of information to decide which agent to introduce you to or which area to describe to you. That is a fair housing rule as much as a privacy one, and it is set out in the methodology.

Information collected automatically

Less than most sites. As currently built, the site loads no third-party scripts, so what is left is the irreducible minimum:

Ordinary connection information reaching the web server and the form endpoint — your IP address, your browser's user-agent string, and the request itself. This is inherent to how the web works. Our own web server is not configured to keep a persistent access log, so we hold no ongoing record of page requests. Requests do pass through Cloudflare, which serves the site's network edge and keeps its own operational records under its own policies.
Application logs. When you submit a form, the application that receives it writes a short log line that can include your name, email address and the reason for your message. These logs rotate (see retention).

We do not collect precise device geolocation, we do not ask your browser for your location, and we do not build advertising profiles. An IP address can indicate an approximate region, but no separate location dataset is compiled or stored by us.

How information is used

To read and respond to your message.
To review a correction or source submission, check it, and update a page where it is warranted.
To evaluate a request for an introduction to a real estate professional and to contact you about it.
To answer questions through the chat assistant.
To operate, secure and troubleshoot the website, including blocking automated spam.
To comply with legal obligations, and to establish or defend legal claims where necessary.

Submitting a form does not enroll you in marketing. Sending a contact message, requesting an introduction or using the chat does not subscribe you to a newsletter, add you to a promotional email list, or sign you up for marketing text messages. There is no newsletter on this site at present.

Real estate agent introduction requests

When you use Request an Introduction, the information you submit is used to consider your request and contact you about it. A person reviews it; there is no automated matching system.

Depending on your request, your information may be provided to:

Morgan Tipton and her brokerage, if the request suits her own real estate practice; or
another real estate professional featured in this site's agent guide, and that professional's brokerage, so they can respond to you.

One introduction is made at a time. Your request is not broadcast to a panel of competing agents, and your details are not distributed to agents who are not responding to your specific request.

Sharing your inquiry with the responding professional is the point of the service, and it is the only reason your details leave this site. The terms that apply to an introduction are set out on Request an Introduction.

Your information is shared in four circumstances, and no others:

Service providers

Companies that operate parts of this site on our behalf. These are the actual providers, not a generic list:

Contact-form messages are handled by the server, database and Resend only. They are not sent to the CRM, to Telegram or to the text-messaging provider.

Real estate professionals

As described under introduction requests — when you have asked to be introduced to someone.

Legal and safety

Where required by law, court order or valid legal process, or where reasonably necessary to investigate suspected fraud or abuse, to enforce our terms, or to protect the rights, property or safety of users or others.

Business transfer

If the website or the business operating it were sold or reorganized, information could transfer as part of that transaction. Any successor would remain bound by this policy for information collected under it.

Selling and sharing

We do not sell lists of inquiries and we do not use personal information for advertising.

Information may be shared with the service providers named above, which are needed to operate the site, and — when you request an introduction — with the real estate professional responding to that request. Those are the only recipients.

Cookies and analytics

This site sets no first-party cookies of its own. It stores nothing in your browser for its own purposes, and there is no login, cart or session to maintain.

No analytics or advertising cookies are set. As currently built, no analytics service, advertising network, tag manager, social widget or embedded player runs on any page.

Until 14 September 2026 this site loaded one third-party script, the Apollo.io website visitor tracker, which stored a pseudonymous identifier in your browser and transmitted the page address you visited. It has been removed from every page. If you visited before that date, your browser may still hold the identifier it stored; clearing your site data for this domain removes it, and nothing on this site reads it any more.

Because no tracking technology is present, there is no cookie-consent banner on this site, and nothing to consent to.

Fonts are self-hosted, so no font provider is contacted. There are no embedded maps, videos or social media widgets anywhere on the site.

Advertising technology

There is none in use. A review of the site as currently built found no Google Analytics, no Google Tag Manager, no Google Ads tag, no Meta or Facebook pixel, no TikTok, LinkedIn or Pinterest tag, and no retargeting or advertising script. We do not build advertising audiences and we do not run ads here.

Because there is no advertising technology on the site, there is no targeted-advertising opt-out to offer.

The site does not read Global Privacy Control or Do Not Track signals, because there is no tracking for such a signal to switch off. Those signals tell a site to stop selling or sharing your data for advertising; this site does neither, for anyone, whether or not the signal is sent.

Text messages

Text messages are sent through Twilio and only in connection with a request you made.

Consent is optional and separate. The SMS checkbox on the introduction form is unchecked by default, is never bundled with the submit action, and the form can be submitted without it. If you leave it unchecked, we do not text you and we reply by email instead.
Consent is not a condition of submitting a request, of receiving an introduction, or of any service on this site.
What you would receive: messages about your real estate inquiry — updates about an introduction and follow-up about your request. Not promotional campaigns.
Message frequency varies. Message and data rates may apply.
To stop: reply STOP to any message. For help, reply HELP or email info@bestrealtortulsa.com.
Your phone number and SMS consent are not shared with third parties for their own marketing purposes, and are not sold. They are used to contact you about your request, and are processed by Twilio in order to deliver the message.

Where your request results in an introduction, the real estate professional responding to it receives your contact details so they can reply to you. Their own communications with you are governed by their practices, not by this policy.

Email communications

There is a difference between the two kinds of email, and we keep them separate:

Replies to you

If you send a message or request an introduction, you may receive an email responding to it. That is a reply to something you initiated, and it is the only email most people will ever get from this site.

Marketing email

There is no newsletter and no promotional email program on this site at present. Submitting a form does not subscribe you to one. If that ever changes, it will be a separate, optional opt-in with an unsubscribe link in every message.

How long information is kept

Actual configuration, rather than “as long as necessary”:

Form submissions: Stored in the site's database indefinitely. There is currently no automatic deletion routine, which means a message from today would still be there in several years unless it is deleted on request. This is a known gap rather than a deliberate policy, and we will say so plainly rather than imply a schedule that does not exist.
Application logs: Rotated daily and kept for about 7 days, then overwritten.
Database backups: Taken nightly and deleted after 7 days. A record deleted from the live database may persist in a backup for up to a week.
Web server access logs: Not kept. The site's web server is not configured to write a persistent access log.
Chat conversations: Not stored by this site. Chat messages are processed to generate a reply and are not written to our database. If you submit your details through the chat, that submission is kept like any other form submission.
Third-party providers: Each provider listed above keeps data according to its own retention practices, which we do not control.

Security

Reasonable administrative and technical measures are used to protect information. The site is served over HTTPS, form endpoints are rate-limited and protected against automated submissions, and access to the database is restricted.

No internet transmission or storage system can be guaranteed to be completely secure, and we do not claim otherwise. Please do not send sensitive financial or identity information through this site.

Your choices and rights

Many privacy policies open this section by listing statutory rights — access, correction, deletion, portability, opting out of targeted advertising. We would rather be accurate than impressive.

No comprehensive state consumer privacy law currently imposes those obligations on this site. Oklahoma enacted the Oklahoma Consumer Data Privacy Act in March 2026, and it takes effect on 1 January 2027. It applies to businesses that control or process the personal data of at least 100,000 consumers, or of at least 25,000 consumers where more than half of gross revenue comes from selling personal data. This site is a local publication operating far below those thresholds, and it is below the equivalent thresholds in other states' laws as well. If that changes, this policy will change with it.

So the following are offered voluntarily, as a matter of how we prefer to operate, and not because a statute compels them here:

Ask what we hold about you, and we will tell you.
Ask us to correct it if it is wrong.
Ask us to delete it. We will delete it from the live database, though a copy may remain in a backup for up to seven days.
Stop hearing from us at any time — reply STOP to a text, or simply ask by email.

Email info@bestrealtortulsa.com with “Privacy request” in the subject, or use the contact form. We may need to ask a question to confirm you are the person the information relates to. Certain records may be retained where there is a legal reason to keep them.

Separately, if a real estate professional has your information because you asked to be introduced to them, that professional and their brokerage hold it under their own policies and record-keeping obligations. A deletion request to us does not reach their systems, and you would need to contact them directly.

Links and embedded content

This site links to external sources by design — county assessors, city and state agencies, FEMA, school districts, brokerage and agent websites. Those sites have their own privacy practices, and Best Realtor Tulsa is not responsible for them. A link is a citation, not an endorsement of the linked site's data handling.

There is no embedded third-party content on this site: no embedded maps, no video players, no social media widgets or feeds, and no third-party forms. Nothing loads in an iframe.

Children's privacy

This site is intended for adults researching real estate. It is not directed to children, and we do not knowingly collect personal information from children under 13. If you believe a child has provided information through this site, email info@bestrealtortulsa.com and it will be deleted.

Changes to this policy

This policy may be updated as the site changes. The Last updated date at the top of the page always reflects the current version, and a material change — a new processor, a new category of information, a new use — will be reflected there and, where appropriate, noted more prominently on the site.

We do not email every past visitor when the policy changes, because there is no mailing list to email. Checking this page is the reliable way to see the current version.
