These are county-level figures for the month. They describe the Tulsa County residential market as a whole and do not describe any neighbourhood, city or price band within it.

What the figures show, and what they do not

Closed sales fell while the median rose and days on market barely moved. That combination is consistent with fewer transactions at a broadly similar pace, rather than with either a sharp acceleration or a sharp slowdown.

What these figures cannot tell you is how any individual area performed. A county median is an aggregate: it moves when the mix of what sold changes, not only when values change. Best Realtor Tulsa does not publish area-level market statistics, because it does not have a consistent licensed source and defined geography that would make Midtown, Jenks, Bixby or Owasso figures comparable to each other. Deriving neighbourhood conclusions from county data would be inventing them.

Reading a single month

One month is a data point, not a trend. Figures are also restated: closings recorded late are picked up in later reports, so a month's numbers can move after publication. This report describes August 2026 as reported and is not updated afterwards.

Months of supply is worth treating as direction rather than as a threshold. What matters is whether it is rising or falling, and against what it is being compared.

For buyers and sellers

County figures set context. The numbers that govern an individual transaction are narrower: what is currently listed in your area, price band and property type, and what genuinely comparable homes have recently closed for. Ask an agent to pull both for the specific property.
