South Tulsa Real Estate & Area Guide

An informal label covering many different housing markets. What it actually means, and what to verify for a specific address.

South Tulsa is not one neighborhood or municipality. It is a broad local term used for numerous residential areas in the southern portion of the City of Tulsa and, depending on context, areas near the boundaries of Jenks and Bixby.

Housing varies considerably across this part of the metro, from established mid-20th-century neighborhoods and condominiums to larger homes, gated subdivisions and newer development.

This guide explains those differences through a real estate lens.

What Does “South Tulsa” Mean?

South Tulsa is an informal geographic term. It is not a separate municipality, not one official neighborhood, not one school district, not one MLS market area and not one housing type. Definitions vary between residents, agents, listing sites and relocation guides, and nobody is authoritative.

In common local usage it refers roughly to residential areas in the southern part of the City of Tulsa. The most useful thing to understand about those edges is that two of them are real and two of them are conventions:

These are commonly used approximations, not official boundaries. We publish them labeled as conventions because pretending to a precise line would be the error. Roughly, loosely, depending who you ask.

Why the vagueness has practical consequences

Because the northern and eastern edges move, so does everything computed from them. A “South Tulsa median price” depends on where the person calculating it drew the line. So does a list of South Tulsa amenities — two well-known landmarks commonly attributed to the area sit outside most definitions of it. When you compare two sources on South Tulsa, check what geography each one actually used first.

South Tulsa Is Not One Housing Market

This is the core concept on this page. Treating the whole area as one market produces statistics that describe none of it.

A house near 61st and Yale is not necessarily comparable to one near 91st and Memorial, or one near 101st and Yale, simply because all three might be called South Tulsa. They can differ in housing age, subdivision, square footage, lot size, renovation level, HOA status, school district, road access, property type, proximity to commercial corridors and exposure to newer-construction competition.

Comparable sales should reflect the actual property and its micro-market — same subdivision or a genuinely similar one, same era, same property type, similar condition. Not the same compass direction.

South Tulsa Housing: What You’ll Find

Development generally proceeded outward from the older parts of the city toward the southern edges over several decades, so construction era correlates loosely with how far south a property sits. Loosely — infill, redevelopment and later phases break the pattern in plenty of places, and the only reliable answer for any property is its actual year built.

Mid-century housing

Nearer the northern conventional edge, where South Tulsa shades into Midtown. Smaller floor plans by later standards, often on established lots with mature landscaping. HOAs frequently absent.

Later 20th-century subdivisions

A substantial part of the area’s housing. Conventional subdivision lots, attached garages, larger floor plans than the preceding era. Major systems are typically at or past first replacement cycle, which makes roof, HVAC, plumbing and electrical the questions that matter.

Turn-of-century development

Further south and east. Larger homes, more uniform lots, HOAs more common, and architectural controls more likely to exist and be enforced.

Condominiums & townhomes

Present in parts of the area, often along or near commercial corridors. Attached housing brings a different due-diligence set: association financials, reserves, what the association maintains versus what you do, and any rental restrictions.

Gated & private subdivisions

Some developments are gated or contain private streets. That changes who maintains the roads, gates and common areas, and how special assessments work. See HOAs, Gates & Deed Restrictions.

Larger homes and lots

Concentrated in particular subdivisions rather than spread evenly. Specification varies widely at the upper end, which makes comparable-sale selection harder than in a production subdivision.

Newer infill & redevelopment

Occurs where earlier structures have been removed or remaining parcels developed. A recently built house can sit directly beside one forty years older, with a completely different maintenance profile.

What era actually changes

Roof age and material · HVAC age and type · plumbing and electrical materials and capacity · window glazing and insulation · typical lot size · whether an HOA exists · the replacement schedule you inherit.

South Tulsa Housing Market

Why there is no South Tulsa median on this page

South Tulsa needs more methodological care than any other area we cover, for two compounding reasons. First, Best Realtor Tulsa holds no licensed MLS data at sub-city geography. Second, and more fundamentally, South Tulsa is an informal term rather than a single MLS-defined market area — so even with data, any figure would depend on where the analyst drew two boundaries that do not officially exist.

Broad statistics for an area like this obscure exactly the differences that matter. Blending mid-century housing near the northern edge with turn-of-century development several miles south produces a number that describes neither.

If we publish figures here in future they will state the geographic definition used, the source, the reporting period and the methodology, in that order. Defining the geography is the first requirement, not an afterthought.

What we can publish, with a named source and reporting period, is the metro-wide picture. Current Tulsa County residential figures are in The Tulsa Ledger, sourced to the Greater Tulsa Association of REALTORS® and compiled by RE STATS Inc. Those are county-wide and should not be read as South Tulsa figures.

For a specific property, ask an agent for recent closed sales from the same subdivision or a genuinely similar one, and to explain the basis for each comparison — era, size, lot, condition and renovation level, not just distance.

Buying an Established South Tulsa Home

Condition varies property by property. None of the following should be assumed to exist, and none is specific to this part of Tulsa. They are listed because the area contains a lot of housing old enough that these are the variables with the widest spread between otherwise similar homes.

  • RoofAge, material, remaining life and any claim history.
  • HVACAge, type, maintenance history, and whether the system suits the house it serves.
  • ElectricalPanel, service capacity and branch wiring. A renovation does not imply full replacement.
  • PlumbingSupply and drain materials, what has been replaced and when, and whether original material remains anywhere.
  • Sewer lineA sewer scope is a separate, modest inspection answering a question a standard home inspection generally does not.
  • FoundationWhere visible signs of movement exist, consider professional and, if warranted, specialist evaluation. Ask about prior work and any transferable warranty.
  • Windows & insulationEnergy performance varies widely with what has been replaced, added or left original.
  • DrainageGrading, gutters, downspout discharge and where water goes once it leaves the roof.
  • Chimney & fireplaceWhere present, condition, flue and any prior inspection or repair.
  • Prior remodelingScope, dates and quality of work.
  • PermitsFor additions and significant renovations where applicable. Unpermitted work can affect insurance, resale and future permitting.

If the property has a pool

We make no claim about how common pools are in this part of Tulsa — that is a measurable characteristic of the housing stock and we hold no data on it. But where a property does have one, it is a significant system that a standard home inspection may not cover in depth.

Investigate age, surface condition, equipment and its age, plumbing, heater, fencing and compliance, and available maintenance records. Obtain an insurance quote for that specific property, since a pool can affect underwriting. We do not claim a pool adds or subtracts a fixed amount of value; what it does to price depends on current local comparable sales, and your agent should show you those rather than apply a rule of thumb.

HOAs, Gates & Deed Restrictions

Association structure varies widely across this part of the city, and not every South Tulsa subdivision has an HOA. Some have none, some have a dormant or voluntary association, and some have an active association with enforced architectural control. Establish which applies to the specific property rather than assuming from the surroundings.

Where an association exists, research:

  • Current dues, and how and when they can change
  • Transfer or setup fees payable at closing
  • Amenities, and what they cost to run
  • Architectural restrictions — what you may change, and what needs approval first
  • Exterior-maintenance responsibility — particularly for attached housing, where the boundary between owner and association is the thing to pin down
  • Rental restrictions, if the property might ever be let
  • Reserve information where available — an underfunded reserve is a future assessment
  • Special assessments, past and pending
  • Gates and private roads — who maintains them, and who pays when they need replacing. A private street is not the city’s problem.

Deed restrictions can also be recorded against a property independently of any association, and are enforced privately rather than by the city. Review title documents and the recorded instruments.

Flood & Drainage Research

This part of Tulsa includes river-adjacent land, creeks, engineered drainage and varied topography. We do not generalize flood risk across it. Risk is property-specific and has a checkable answer for any given address.

For an individual property, investigate FEMA flood-zone status via the FEMA Flood Map Service Center, City of Tulsa floodplain resources, site drainage and grading, retaining walls, nearby creeks and drainage channels, prior water disclosures, and flood insurance requirements and cost. Get a quote for the actual address before you are committed.

FEMA designation and site drainage are related but separate

A property outside a mapped high-risk flood zone can still have site-specific drainage concerns. Mapped zones model riverine and similar flooding; they do not describe how water crosses one lot after heavy rain, how a retaining wall is performing, or what a neighboring property’s regrading has done to the flow. Tulsa’s citywide flood-management work is a matter of public record, but a citywide achievement is not a guarantee about an individual parcel. Check the parcel.

Know Which Jurisdiction You Are Actually Buying In

This matters more here than in most of the metro, because the southern conventional edge of “South Tulsa” runs along real municipal boundaries — and property on both sides of them gets marketed with the same label.

A Tulsa mailing address is a postal convention. It is not a statement about which city has jurisdiction, which district serves the address, or who supplies the water. Do not assume that all property described as being near Jenks or Bixby is within those cities — and do not assume it is not.

Verify each of these independently for the specific parcel:

  • Municipality — City of Tulsa, Jenks, Bixby, or unincorporated county
  • County — Tulsa County for City of Tulsa property; confirm near the edges
  • School district — see below
  • Utilities — water, sewer, electricity, natural gas, trash and internet
  • Taxing jurisdictions — which authorities levy against the parcel
  • HOA — whether one exists and what is recorded
  • Legal address and description — as recorded, which is what governs

School districts & address verification

A Tulsa address does not mean Tulsa Public Schools

Properties in the southern part of the City of Tulsa may fall within Tulsa Public Schools, Union Public Schools or Jenks Public Schools depending on location, and other districts may serve particular addresses. Municipal boundaries and school-district boundaries are different lines drawn by different authorities for different purposes, and they do not coincide. A property can sit inside the City of Tulsa and be served by a district named after another city.

Confirm the assigned district and individual school boundaries for the exact address, directly with the district, and consult Oklahoma State Department of Education data. District boundaries can also change.

Getting Around South Tulsa

Location within the area materially affects transportation. A property near the northern conventional edge and one near the Bixby line have genuinely different access, and averaging them tells you nothing useful.

  • I-44Crosses the northern part of the area, connecting east–west across the city.
  • U.S. 169North–south on the eastern side, connecting toward Broken Arrow and north Tulsa.
  • Creek Turnpike (SH-364)A toll road across the southern part of the metro, linking toward Jenks, Bixby and Broken Arrow.
  • Arterial gridMemorial Drive, Yale Avenue, Sheridan Road and the numbered east–west streets carry most local traffic. Which arterial a property sits near, and its distance to a highway entrance, affects travel more than the area label does.
  • Riverside DriveRuns along the east bank of the Arkansas River on the western edge.
  • Travel timesWe do not publish drive times. They depend heavily on the property’s location, destination and time of day. Map recurring trips from the actual address.

Shopping, Services & Outdoor Resources

Named places with verified locations. Whether any of them matters depends entirely on how you would use it.

  • Woodland Hills Mall — 7021 S. Memorial Drive, at 71st Street and Memorial. A two-level regional center of about 1.2 million square feet, anchored by Dillard’s, Macy’s and JCPenney.
  • The 71st Street and Memorial Drive corridors — the main concentration of retail and services, with additional centers distributed along the arterial grid.
  • Southern Hills Country Club — 2636 E. 61st Street, established 1935. A private club. We mention it as a geographic landmark; a private club is not evidence about the surrounding housing, and we draw no inference from it.
  • River Parks and the Arkansas River trail system — along the river on the western edge.
  • Holland Hall (5666 E. 81st Street) and Metro Christian Academy (6363 S. Trenton Avenue) are independent schools located in this part of the city. Listed as location information only. We do not rate schools of any kind.

Two landmarks commonly misattributed to South Tulsa

The Tulsa Zoo is not in South Tulsa. It is at 6421 E. 36th Street North, in Mohawk Park, in north Tulsa. A previous version of our own South Tulsa article placed it at 61st and Yale. That was wrong, and it has been corrected here and flagged for correction in the article itself.

Turkey Mountain Urban Wilderness Area (main entrance around 67th Street and Elwood Avenue) sits on the west side of the Arkansas River, which places it outside most definitions of South Tulsa. LaFortune Park (5202 S. Hudson Avenue, between 51st and 61st at Yale and Hudson) straddles the northern conventional edge and is often described as Midtown. Both are genuinely nearby; neither is unambiguously in the area. This is what an informal boundary does to a list of amenities.

Utilities & Property Taxes

Utilities. Verify who provides water, sewer, electricity, natural gas, trash collection and internet for the specific property. Most City of Tulsa properties receive particular city services, but we do not state universal service arrangements, because arrangements near the municipal edges differ and a wrong answer is worse than none. Confirm with the City of Tulsa or the applicable municipality, and against the seller’s disclosures and recent bills.

Property taxes depend on assessed value and the applicable taxing jurisdictions for the parcel. We do not publish a broad South Tulsa tax rate — with an informal boundary and multiple school districts in play, such a figure would be meaningless. For property-specific information use the Tulsa County Assessor for valuation and assessment and the Tulsa County Treasurer for amounts billed and paid.

Selling a Home in South Tulsa

Micro-market comparables, not a South Tulsa average

A broad South Tulsa average blends housing eras, property types and school districts that do not compete with each other. Compare against your own subdivision, housing era, size, lot, condition, updates, amenities, HOA status and the inventory a buyer would actually consider alongside your house.

  • Renovated versus original condition. Two houses built the same year can be worth substantially different amounts depending on systems and renovation quality. A comparable that matches on square footage but not on condition will mislead in whichever direction it is wrong.
  • Assess current competition. Active inventory in your micro-market, not citywide activity.
  • Newer-home competition. Where applicable, a resale may compete with newer housing further south, including builder inventory with incentives attached. Establish what those incentives are worth before pricing.
  • Document major improvements. Roof, HVAC, plumbing, electrical, sewer and windows — what, when, by whom, at what cost, with permits where applicable.
  • Pools and special features. Analyze against current local comparable sales rather than assuming a universal value. The same feature can price differently in two subdivisions a mile apart.
  • HOA information ready. Dues, restrictions, transfer fees, pending assessments, and for gated developments the private-road arrangements.
  • Meet your disclosure obligations. Known conditions, prior repairs, drainage or water history and flood-zone status.

Questions to Ask Before Buying

  • What municipality is this property actually in?
  • Which school district serves the exact address, confirmed with the district?
  • What year was the home built?
  • What major systems have been replaced, and when?
  • Has the sewer line been inspected or replaced?
  • Is there evidence of prior foundation repair, and is there a transferable warranty?
  • What drainage issues have been disclosed?
  • Is the property in a mapped flood hazard area?
  • Is there an HOA, and what does it maintain?
  • Are there special assessments, past or pending?
  • If gated, who maintains the private roads and gates, and who pays to replace them?
  • If there is a pool, what is its age and condition, and what does it do to the insurance quote?
  • Are major renovations documented, and were they permitted?
  • What comparable closed sales actually support the asking price, and why is each comparable?
  • What recurring trips should I map from this exact property, at the times I would make them?
